Standing-Seam Metal Roof on a Guest House, Mountaintop Road East
This detached guest house sits under tall trees, and its shallow-pitched roof had weathered out. We replaced it with a standing-seam metal roof: 24-gauge flat panels 16-1/2 inches wide with 1-1/2-inch seams, held down with standing-seam clips. Under the panels is a high-temperature ice and water protector made for metal roofs. We replaced damaged wood with new 1x4 boards before the panels went on, then finished the eaves, rakes, sidewalls and endwalls with matching metal trim, counter flashing and closures. At the end we cleaned up and swept the site with a magnet for nails.
GAF Roof, VELUX Skylights and Gutters, Pheasant Run Road
The old shingles on this home were streaked and stained, and the skylights were cloudy. We tore the roof off and installed a full GAF system: Timberline HDZ shingles with StainGuard protection, WeatherWatch leak barrier at the eaves, rakes, valleys, walls and penetrations, synthetic underlayment over the rest of the deck, Pro-Start starter strip, Seal-A-Ridge caps and Cobra SnowCountry ridge vent. We installed new drip edge, step flashing and pipe flashings. The old skylights came out and new VELUX fixed curb-mounted skylights went in with VELUX flashing kits. The gazebo in the back yard got a new shingle roof, and the house got new 6-inch K-style gutters with 3×4 downspouts.
Wood Shake Tear-Off and New Shingle Roof, Stoney Hill Road
This home had a wood shake roof that had weathered gray and grown moss. We tore the shakes off down to the deck, laid GAF synthetic underlayment, and installed a new asphalt shingle roof around the home's skylights and its stepped ridge line.
What We See on New Hope Roofs
Many homes around New Hope sit on wooded lots, and two of these three jobs were under heavy tree cover. Shade keeps a roof damp, which is how the wood shakes on Stoney Hill Road ended up covered in moss. The other thing we see here is roofs with more going on than a plain run of shingles: skylights on two of these three houses, a gazebo, and a guest house. We plan each of those into the estimate, so skylights are replaced or reflashed as part of the roof, and an outbuilding can get a roof that suits it, like the standing-seam metal on Mountaintop Road East.
