Recent Manayunk and Roxborough Projects
Six Layers Off and a New TPO Roof, Baldwin Street, Manayunk
When we opened this roof up, there were six layers of old roofing on it, each one laid over the last. We tore all six off, down to the original plank deck, replaced the one damaged section of decking, and installed TPO on every flat section of the house. We finished with 100 feet of new 5-inch white seamless aluminum gutter. The extra layers were charged as one flat fee, not per layer.
Rotted Deck Boards, New Flat Roof and a Rebuilt Skylight Curb, Lawton Street, Roxborough
Under the old roof, this deck was made of boards, and several had rotted through or were missing. We replaced the bad boards before anything went on top, then installed a new white single-ply flat roof. The job covered about 1,500 square feet of roof. We rebuilt the curb the skylight sits on so it is flashed into the new roof properly, and installed a new chimney cap.
Porch Roof, Cornice and Trim Rebuild, Hermitage Street, Manayunk
On this brick rowhome, the porch roof's fascia and soffit had come loose and were pulling away. We put a new TPO roof on the porch and rebuilt its trim: new fascia, soffit and a white cornice that keeps the original decorative brackets. We also added an elbow to the upper downspout.
What We See on Manayunk and Roxborough Roofs
Many of the homes here are rowhomes and twins on steep streets, with at least one flat roof. The two things we find again and again are layers and old decks. A flat roof that has been re-covered instead of torn off hides whatever is under it; on Baldwin Street there were six layers. Underneath is often the original board deck, and some of its boards will have rotted, as they had on Lawton Street. We tear off to the deck and replace bad boards before the new roof goes on, because a new membrane over a soft deck will not last.

- My flat roof has been covered over several times. Can you just add another layer?
- We don't. On Baldwin Street there were six layers, and the only way to know what the deck looked like was to take them all off. We tear off to the deck, fix what we find, and put one new roof on.
- My roof deck is old boards, not plywood. Is that a problem?
- No. Many homes here still have their original board decks. On Lawton Street we replaced the rotted boards before installing the new roof. Your estimate covers replacing damaged decking, so it is not a surprise after tear-off.
- Can you fix my porch roof and trim too?
- Yes. On Hermitage Street we put a new TPO roof on the porch and rebuilt its fascia, soffit and cornice, keeping the decorative brackets.
- Do you handle the permit?
- Yes. When the city requires a permit, we pull it, and it's shown on your invoice.
